Jen Tea - one of my favorite bubble tea places for multiple reasons. It is walking distance from my flat and has some seating inside. And the bubble tea is one of the best tasting. I can taste the tea (not too sweet) and I like that they have Red Bean "Matcha" Milk Tea. Their pearls are handmade too.
